The Lending Desk is an editorial publication operated by an anonymous editorial team of loan officers and underwriters with experience in business-purpose lending on investment real estate. We are not a lender, mortgage bank, or settlement-services provider. Our content reflects patterns from our partner-lender network, investor-borrower research, and operational expertise — for educational purposes only. Specific loan terms come from licensed loan officers at the affiliated brokerage, Optimus Capital, or other lenders in our marketplace; nothing on this site constitutes a binding offer of credit.
All loan products referenced on this site are business-purpose loans secured by non-owner-occupied investment real estate. We do not originate, broker, or refer consumer-purpose residential mortgages. If you intend to occupy the property as your primary residence, this publication is not for you.
The Lending Desk and the affiliated brokerage support the Equal Credit Opportunity Act (ECOA) and the Federal Fair Housing Act. We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, or because all or part of an applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
Under the federal Equal Credit Opportunity Act, the lender making a credit decision must provide the applicant with the reasons for any adverse action within 30 days. Algorithmic decisioning tools surfaced through this publication (calculators, AI assistants, lender-matching widgets) are educational aids — they do NOT constitute credit decisions and do NOT trigger adverse-action notices. Final credit decisions are made by licensed loan officers based on a complete file review.
If you receive SMS messages from The Lending Desk or Optimus Capital and wish to opt out, reply STOP or STOPALL to the message received. You may also opt out at any time by contacting us via the link on our SMS policy page. Standard message and data rates may apply. Message frequency depends on the program. We support two-tier opt-out per 10DLC carrier guidance.

We retain records of interactions with algorithmic decisioning tools — including calculator use, AI assistant conversations, lender-matching widget outputs, and waitlist signups — for four years from the date of last activity, consistent with the Massachusetts Attorney General's settlement with Earnest Operations LLC (July 2025).
