General Contractor (GC) is the licensed contractor who manages a rehab or construction project — pulls permits, hires and coordinates subs (electrical, plumbing, HVAC, drywall, paint), and is the primary contractual counterpart. For lender purposes, the GC must be licensed (in license-required states), insured (general liability + workers compensation), and typically experienced (W-9 + recent project list + lien releases per draw). Self-GC by the borrower is allowed by some programs at lower LTV/LTC and under stricter draw control.
