Funding Letter is a written confirmation from the lender to the closing agent listing the exact wire amount, wire instructions, and any final pre-funding conditions. Issued only after all loan documents are signed, all closing conditions are cleared, and the funder has verified the file. Distinct from a Conditional Approval Letter (which gates underwriting) and a Clear to Close (which gates document drafting). The funding letter is the last formal gate before the wire moves.
