Decisioning

Decisioning is the underwriting outcome on a file — Approved, Conditional Approval, Counteroffer, Suspended (pending more docs), or Denied. Federal consumer-credit rules require written adverse-action disclosure with specific reasons for denial under ECOA Reg B; those rules apply primarily to consumer-purpose loans, while business-purpose investor financing carries lighter formal disclosure requirements without dropping the requirement for honest, non-discriminatory practice. Documentation of the decisioning rationale is mandatory regardless of loan purpose.
